Interview: Lagos NIESV Chairperson Speaks On Affordable Housing Mortgage

Compiled By: Adebayo Miracle

“Government needs to put in more efforts in ensuring that people can access housing mortgage at affordable price” Says the first female chairperson of NIESV

An interview was held with the first female chairperson of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) Lagos branch MRS Olabisi Demola-Alade where she spoke detailedly on the real estate prospect amidst the poor economy and insecurity within the State and how the institution is tackling the challenges surrounding the growth and regulations of the real estate with Lagos state government.

When asked the reason why the residential market still looks good, favorable and unaffected in the business line despite the economic condition of the country, she said it is going to be like that for sometime now reason being that ever since the period of the Pandemic lockdown, people have come to realize that office apartment is no longer a necessity and requirement to keep the money coming into their account. As far as they have the necessary technologies and gadgets, work can go on anywhere and they are making use of alot of homes as offices now. This realization has brought setback to the marketers dealing with office properties as there are less patronage for office properties and more patronage for the residential properties instead. She explained further saying that everybody wants to have their residential properties within Lagos and still wants to make more money without much and unnecessary stress, as residential building in Lagos state has more value than in other state. She also said a lot of developers are now going into residential development as a lot of people preferred making money with ease at their own comfort. She said with the right infrastructure in place, there are no foreseen hindrances to the growth of the sector for the rest of the year.

Speaking on the rate at which urbanization is increasing within the country, which automatically poses challenges on the need of more residential buildings and security level, she recommended building of more affordable and social housing in cities.

“The government must involve estate surveyors and valuers in building homes because their services are important and I’m sure that our members are willing to work with government”

She furthered explained that out of the five Ibiles present in Lagos state, Ikeja, Ikorodu, Badagry, Lagos and Epe only two regions Lagos island and Ikeja, are only fully developed area in terms of housing. She said if other part where there are available lands to build affordable housing for people with rail lines and waterways working effectively, can also be worked on more people can live with ease. She also encouraged government on the need to provide more efforts in ensuring that people can access housing mortgage at affordable rate to avoid competition that might arise from limited infrastructure.

Regarding the recently established real estate regulation Law within the state, she claimed that their body are not having any grouse against the government but they just want a clearer view of the steps taken as they already have their own official registered body ESVARBON Estate Surveyors And Valuers Registration Board Of Nigeria, and they would not like their members to go through the stress of having to register twice. Saying they are professionals and the ESVARBON is in charged of all registered surveyors and valuers, they have their own disciplinary act. And that the president of the NIESV in person of Sir Emmanuel Wike, has visited the governor of Lagos State, Babajide Sanwo-Olu and the issue has been discussed as they are now out of Court and the issue will be resolved soon.

She made it known that the organization is involved in partnership with different firms to ensure continuity and full and effective performance of the body. When asked what her innovations and new ideas are as the recently sworn in first female chairperson for the Lagos branch NIESV, she talked more on still focusing on the partnership mostly between the estate surveyors and valuers In the public and those in the private sectors as she has noticed a gap between the two sides for quite sometime but the gap can be bridged. She also encouraged other female members to come on board as there is now capacity building and mentoring for the females.

She also explained the need for head in all various land officers in service so that they would be able to advise government on needs to be done on valuation, compensation, revocation, acquisition and such head officer will relate between those in public and private sectors. Saying further that the voice of all professionals as well as their challenges would be heard and work on within the policy and government programmes with a Valuer general present.

With the use of technology and its gradual development daily in the world, MRS Olabisi Demola-Alade made it know that the body is also working in hands with the development of the technology, as the branch is already teaching members the right way to grow the business with the adoption of technology through the resource centre. “ Recently we started visual training and the resource centre will focus on technology training by inviting IT experts to train our people”

Anti open grazing, VAT bills scale second reading at Lagos Assembly

Lagos State House of Assembly on Monday September 6, 2021 committed the bill on open grazing to the committee on agriculture after it scaled second reading.

The House also read for the first and second time the state’s Value Added Tax bill and asked the committee on finance which is handling it to report back.

Speaker of the House, Rt. Hon. (Dr) Mudashiru Obasa, described the ‘Prohibition of Open Cattle Grazing Bill’ as timely and one that would ensure harmonious relationships between herders and farmers and protect the environment of the state and the southwest zone.

The Speaker also suggested that the bill should make provision for the registration of herders and prepare them for ranching.

“Allocating percel of land is not enough but there should be training of those who would go into ranching,” he said noting that ranching is expensive and required adequate preparation.

Concerning the bill on VAT, Speaker Obasa said it would lead to “increase in revenue and increase in infrastructural development. This is in line with fiscal federalism that we have been talking about.”

Obasa said the VAT law when passed, would help the state meet challenges in its various sectors. He also urged the Lagos State government to do everything legally possible to ensure the judgement of a Federal High Court, Port Harcourt, is sustained even up to the Supreme Court.

He lamented a situation where about 500 billion is generated from Lagos State while 300 billion is generated from other southwest states and paltry amounts are disbursed to them in return.

“It is an opportunity for us to emphasise again on the need for the consideration of true federalism,” he said.

Speaking earlier on the bill on open grazing, Hon. Bisi Yusuff (Alimosho 1), lamented the havoc that herdsmen had caused in the southwestern zone.

According to him, farmers have continuously become afraid to visit their farms thus causing shortage of food. He also said many farmers had become indebted as they now find it difficult to pay back loans they secured.

He said it was lamentable that cattle roam the streets causing accidents and embarrassing people.

He advocated for stiffer penalties for herders caught carrying firearms.

His position was supported by Hon. Kehinde Joseph (Alimosho 2) who said open grazing in the 21st century is an aberration.

Joseph said the bill would ensure peaceful coexistence, reduce crime and help to guide the activities of herders.

On his part, Hon. Olumoh Saad Lukeman (Ajeromi-Ifelodun 1), suggested that the high court should be made to handle cases from the enforcement of the bill when passed or that the state should establish special courts for such purpose.

Hon. Gbolahan Yishawu, in his contribution, described Lagos as a cosmopolitan state and, as such, having to see cattle in the streets is worrisome.

He expressed support for the bill because, according to him, it would give a level of security to the state and help reduce economic losses. He added that Lagos has 250 hectares of land in Ikorodu and another 750 hectares on Epe for ranching.

Hon. Tobun Abiodun (Epe 1) said it was common to see cattle going to school as if they want to learn while Hon. David Setonji (Badagry 2), recalled “a time we went on oversight function in a school here in Lagos. We were embarrassed by cattle. We had to wait for the herder to move the cattle before we embarked on our oversight function.”

Setonji suggested a collaboration between men of the Neighbourhood Safety Corps and the police in the implementation of the law when passed and assented to.

Other lawmakers who contributed during plenary include Hon. Adedamola Richard Kasunmu, Hon. Rasheed Makinde and Hon. Sanni Okanlawon.

Ohanaeze Ndigbo has said the Nigerians need Bola Tinubu to guide us on the right path of democracy.

Socio-political organization, Ohanaeze Ndigbo has described Bola Tinubu, National Leader of the All Progressives Congress, APC, as the protector of people of the Southeast, who is needed to guide Nigerians in the right path of democracy.

Ohanaeze’s Deputy Secretary-General, Dimm Uche Okwukwu recalled that Tinubu was a fair leader who appointed Igbos into his cabinet during his administration as Governor of Lagos State.

In a statement he signed and made available to the media on Tuesday, Okwukwu said Tinubu is needed for the unification of the Southern bloc.

Lagos Reporters reports that Okwukwu also wished the APC National Leader a quick recovery from his illness.

He said: “Asiwaju Bola Ahmed Tinubu represents many things to different persons and groups. To Nigerians in general, he is one of the authors of this democracy we enjoy today. He put in so much energy as chieftain of the National Democratic Coalition, NADECO, to make sure that Nigeria was returned to democracy in 1999. To Yorubas, he is a home-grown leader. Southern Nigeria sees him as a patriot and foremost unifier.

“Igbo people see Asiwaju as their protector. We remember that as governor of Lagos State, he appointed an Igbo man from Anambra State, Ben Akabueze, Commissioner for Economic Planning and Budget for eight years, 1999-2007. The import of his gesture was not lost on Igbos all over the world and we are very proud of Asiwaju. Indeed, we call him “Nwanne di na mba,” a brother in foreign land.

“Ndigbo pray God Almighty grants Asiwaju Bola Ahmed Tinubu quick recovery, particularly now that Nigeria is in serious transition. We need him for the unification of the Southern bloc of Nigeria. We need him to mentor the younger generations. Nigerians need Asiwaju to inspire them. We need him to guide us in the right path of democracy. Nigerians want him home in good health.”

A good website should be easy to navigate

Not all websites are made equal. Some websites are simple, logical, and easy to use. Others are a messy hodgepodge of pages and links.

How are innovations in robotics changing the way we perceive the world?

Without website navigation, your visitors can’t figure out how to find your blog, your email signup page, your product listings, pricing, contact information, or help docs.

Quick and easy access to the content they’re after is more important for your website users than a… visually-stunning design.

Creating visual rhythms in your layouts

In design, rhythm is created by simply repeating elements in predictable patterns. This repetition is a natural thing that occurs everywhere in our world. As people, we are driven everyday by predictable, timed events.

Why does Bluetooth use lossy rather than lossless compression

One of the best ways to use repetition and rhythm in web design is in the site’s navigation menu. A consistent, easy-to-follow pattern—in color, layout, etc. Gives users an intuitive roadmap to everything you want to share on your site.

UX design refers to the term “user experience design”, while UI stands for “user interface design. Both elements are crucial to a product and work closely together. But despite their relationship, the roles themselves are quite different.

Sanwo-Olu Vows To Establish Additional Universities Of Science and Technology, Education In Lagos

Lagos State Governor, Mr. Babajide Sanwo-Olu on Tuesday said plans are underway for the state to have two additional universities of Science and Technology as well as Education.

He also vowed not to interfere with the ongoing selection process that would lead to the appointment of the substantive Vice Chancellor of the state-owned Lagos State University (LASU).

The Governor said he does not have personal interest in who becomes the next Vice Chancellor of LASU and therefore has no intention to influence the process, adding that due process would be followed in the appointment.

Governor Sanwo-Olu made the statement while receiving members of the Committee of Vice Chancellors of Nigerian Universities (CVCNU) led by its chairman, Prof. Samuel Edoumiekumo, who paid him a courtesy visit at the Lagos House, Ikeja on Tuesday.

“The process for the appointment of the substantive Vice Chancellor of the Lagos State University (LASU) is ongoing and I can assure you that all the laws and due process that would lead to the appointment of the vice chancellor would be fully adhered to.

“I have no intention to interfere or have any interest in the choice of who would be vice chancellor. We have put in the committee men and women of impeccable character that have distinguished themselves and are willing to do for us a good job,” he said.

The Governor also promised to assist the Committee of Vice Chancellors of Nigerian Universities to get back the title documents of its property situated at Idowu Taylor Street, Victoria Island in Lagos, saying the property would be released to the Committee at no cost.

He said Lagos State Government will support the Committee on its forthcoming 60th anniversary celebration holding next year.

Speaking earlier, Prof. Edoumiekumo commended Governor Sanwo-Olu for rising to the occasion when COVID-19 pandemic ravaged the state and for delivering dividends of democracy to the people of Lagos State in different sectors.

He said the ongoing metro rail system and the proposed 38 kilometres long Fourth Mainland bridge project, which according to him is one of the single most significant infrastructure projects undertaken by a state government in Nigeria, are testimonies of a thoroughly focused government.

The Chairman of CVCNU said Governor Sanwo-Olu’s support as the Visitor to the Lagos State University is commendable and called for the Lagos State Government’s support for the forthcoming 60th anniversary of the Committee of Vice Chancellors of Nigerian Universities.

“As Nigeria’s economic and social powerhouse, Lagos is arguably a mini-Nigeria and leader in its federation of states. Lagos sets the agenda and leads other states to emulate in economic development, innovation, good governance and education,” he said.

Prof. Edoumiekumo said the Committee of Vice Chancellors of Nigerian Universities is desirous of working with key stakeholders to improve the Nigeria University system and therefore seek for mutually rewarded partnership with Lagos State Government and the people in that regard.

Stop Southern govs from signing anti-open grazing laws, Miyetti Allah urges National Assembly

The Miyetti Allah Kautal Hore, Fulani Socio-Cultural Association has called on the National Assembly to intervene and stop attempts by some state governors to enact anti-open grazing laws targeted at Fulani pastoralists.

The National Secretary of the association, Mr Saleh Alhassan, made the call at a National Peace Summit and Investiture of Queen Mother Amina Temitope Ajayi as the Miyetti Allah Brand Ambassador, held at Uke, Karu Local Government, Nasarawa State.

Alhassan said the law would undermine the relative peace and stability currently enjoyed in the local communities, threaten the social order and exacerbated cattle rustling.

He said the anti-open grazing laws would destroy livestock production and send into poverty millions of people that depend on the livestock value chain.

Alhassan appealed to the National Assembly to come to the rescue of the pastoralists by resuscitating and passing the Grazing Reserves Commission Bill and other livestock management bills that were initiated by the previous assembly.

The secretary, therefore, called on the Federal Government to create a Federal Ministry of Livestock and Fisheries as obtainable in many African countries.

He stressed the need for the government to take an inventory of all the existing grazing reserves, traditional grazing areas, transhumance corridors, major stock routes and fully develop at least one grazing reserve in each Senatorial District.
